See the steam off the Yellowstone River from the 1,000 foot deck. Dine at the new outdoor table with seating for eight. With fall in the air, the river rock fireplace with Heat and Glo insert makes snuggling on the couch while watching the snow fall an idyllic evening. Wake up from a night's sleep unlike none other. Why? QUIET! The home rests on a bench overlooking a lower pasture and a long driveway access to the property. One can glimpse the Yellowstone River from the 1000 foot deck while sipping a favorite beverage from the new Adirondack chairs and table with gas firepit. Our mom's favorite feature of this house is that is light and bright with views of the mountains reminding her of our grandparent's home at the foot of the Cascades in Washington. The kitchen is large and well-equipped with most small and large appliances, new. The master bedroom is also very large and spacious with a bathroom adjacent. There is a bathtub and shower combination with shower massage attachment. The home has been updated with new floor coverings, appliances, big and small. Parcels of land in the immediate area are 20 acres minimum. A caretaker will be staying in an RV on the eastside of the barn through October. In November, he will occupy the lower level. Rental rates will be less during the winter months, but the beautiful views and spaciousness of the 1st floor will delight you and your privacy will not be compromised. The entire first floor. The style of the home is a ranch with a daylight basement. Everything one needs is on the first floor. The garage has our mom's belongings and a UTV. We may need this if substantial snows fall. My brother, Steve, is the caretaker and will be onsite unless traveling. My husband and I and Mom live in the home adjacent on the far south side of that parcel. We are around to assist but are intent on allowing our guests their privacy. The neighborhood is the perfect location in that it is 35 miles from Gardiner, the north entrance to the park, 22 miles from Livingston, and a dozen fishing accesses within 20 minutes. And I didn't even mention the 360 degree views of mountains from the home! The Absaroka Beartooth Mountains are so close you can almost touch them. The home is located on a bench on the east side of the valley above the Yellowstone River. It has its own long driveway to access the home. Most of our snows are around 4-6" and blows away. In the event of biannual 12" or more snows, we do have a UTV with a plow. East River Road is plowed by the county pretty promptly for school buses and folks to get to work. Five or six restaurants are within 15 minutes of the home as well as many musical venues. Some restaurants close during the winter season. It is necessary to have a vehicle in the area to explore Yellowstone, the hot springs, shop, dine. Montana is unlike urban areas, one must drive 5 to 30 miles to shop, dine or ? Everything is not just 2 miles away, although we do have the Emigrant General Store in Emigrant, 10 minutes away, which sells just about everything one could want. There are shuttles available to the airport and a bus service from Livingston to many stops in Bozeman.

October 2025 5.00Pictures do not do this place any justice! Its beautiful and peaceful and a short drive to anything you need. We booked for the weekend while we visited Yellowstone. We wished we had more time to explore the area. The place has everything you might need and the host responded very quickly and checked on us during our stay.

October 2025 5.0010/10 recommend! Stayed for two nights and wished we would have gotten to stay longer. So peaceful and beautiful with mountain views. Lots of wildlife around. Super quiet and calm. House was beautiful and cozy. Snacks were left on counter with reviews of local things. For sure hope to come back one day!

Cute decor, cozy couches, fully stocked kitchen & bathrooms, extra large washer & dryer set, comfy mattresses, great outdoor seating, breathtaking views, and more! Upon arriving, the caretaker (Vicky's brother Steve) was in the lower level garage which definitely surprised us. We ran into a small AC issue upon arrival and he was able to quickly correct the problem, with Vicky's help, as he was already at the house. Vicky is the epitome of professionalism and quickly addressed any concern or question we raised. She treats guests like they are her family, going above and beyond in every way! From offering a spotless home to providing every household amenity you could possibly want or need, she truly delivers Nordstrom service ~ "Providing outstanding service every day, one customer at a time." We absolutely recommend staying here, or in any of Vicky's other listings, as I'm sure they are all just as perfect!

September 2025 5.00The stay was exactly what we needed. The house had everything anybody could want to make their stay comfortable and to know what to do around them. After reading the hosts, multiple suggestions for journeys we ended up taking a wonderful walk to a beautiful fall and then I had a great relaxing day at Chico spas. We enjoyed watching the deer and the fox. And the quiet beautiful surroundings were just wonderful. Thank you.

September 2025 5.00We’re from Ohio and we stayed at this beautiful home for our honeymoon and first time in Montana! Everything we needed was there! You can tell Vicky takes the time to keep things clean and organized. The views are breathtaking. Plenty of local stores and restaurants around. Close to Yellowstone! Every morning the mule deer would greet us when we left. They are too cute! The stars at night were amazing. It’s very quiet and relaxing outside. The king size bed was super comfy. We are used to a firmer bed and the mattress is more soft but had the perfect amount of support. We really appreciated the added fan on the dresser since we sleep with a loud fan at home. Bear spray was provided which was a peace of mind with new wildlife. We would 100% book here again! It gives you the comfort of grandmas house! The only thing we’d like is a deadbolt lock on the front door and anti slide lock for the back for more security. We propped a hiking stick in the track at night for peace of mind.

September 2025 5.00Of many places we have stayed, this has been our favorite. Booked on a whim and had ready immediately. It was the most beautiful scenery of anywhere we’ve ever stayed from every spot in and especially out of the house. Had all standard toiletries and even condiments often forgotten such as seasonings, coffee and filters, oil as well as mayo, mustard and ketchup. This is always greatly appreciated!
